Located at 5333 Collins Avenue, Miami Beach FL, and will bring 73 ultra-luxury residences to the Miami Beach sand in 2027.

During the progress of the site work, Mast Capital was able to score a $390 million construction loan from Eldridge Real Estate Credit in order to finance the remaining work. As we have reported before, the acquisition of construction financing is a high indicator of the predicted success of the project. Since these loans are notoriously difficult to obtain, only the most successful projects are able to garner this financial reserve to ensure the completion of the development.

There were a number of viability factors that surely stuck out to the lenders when considering The Perigon. Of course, they would look at Mast Capital’s portfolio of past projects, which includes a menagerie of multifamily, hospitality, condominum and commercial projects throughout South Florida. They also looked at the current preconstruction contracts and deposits. Since The Perigon is currently over 75% sold, their deposits are very strong. They also surely inspected the project itself. Since The Perigon has an obvious unique value proposition and there is no other project like it, their construction financing was surely issued very easily.

The Foundation Pour

Over a span of 9 continuous hours, using 520 cubic yards of concrete soaking through 60 tons of reinforcing steel, The Perigon will soon rise vertically and bring a new era to “Millionaire’s Row” in Miami Beach.

After landing the financing, they broke ground on the unique project this week as well.

The new project is comprised by two towers of mixed-use space designed by Sieger Suarez Architects, a famed architecture firm in the area who has helped to shape our skyline for decades. Sieger Suarez is responsible for projects such as Porsche Design Tower, Bentley Residences Sunny Isles as well as E11even in Downtown Miami.

One aspect of the development that stands out against the rest is that each condo purchased also includes a deeded private office suite that is accessible by dedicated elevators. This is perfect for those who continue to work remotely yet still desire a change of scenery and a separation of work vs home life. This tower will rise 34 stories and offer 266 residences, 90% of which are currently sold.

In addition to the residences and office spaces, One Twenty residents also have access to over 60,000 square feet of amenity space. They are planning a sky bar and pool, a wellness center with a full fitness facility, spa and plunge pools as well as a day pool. In the office areas, residents can also expect to have access to conference rooms in case they need an in-person meeting for the whole team.

In addition to the condo tower, PMG has planned an additional rental tower that will offer 537 apartments that will be operated by Sentral management platform.
